How Our Listings Work
Listing Definitions and Search Methods
How each Pasquotank County list on Elizabeth City Buyer's Brief is built from the MLS, what the terms mean, and what to check before you buy.
Last revised November 3, 2026
Every list on this site is built from active Hive MLS listings, read through the SourceRE feed about twice a day. Each list follows a written rule, set out below. A listing appearing on a list is not a statement about its condition, its use or whether it can be built on. That is for you to confirm before you buy.
Lots
How it is built. Active Hive MLS listings with property type Land, under 3 acres, that the listing agent filed as Residential Lot, Residential Land or Mobile Home Lot. Lots whose zoning reads commercial (for example business, industrial or mixed use) are left out.
What you must confirm. Zoning on the MLS is typed by the listing agent and can be wrong or out of date. Whether a lot can be built on, and for what, must be confirmed: zoning, septic or sewer, permits, flood zone, setbacks, covenants and HOA rules. A lot appearing on this website does not remove the buyer's responsibility to confirm its permitted use before purchase.

How it is built. Active Hive MLS listings with property type Land and 3 acres or more, any zoning.
What you must confirm. Whether a parcel can be built on or used as you intend must be confirmed: zoning, septic, permits, flood zone, wetlands, easements and covenants. A parcel appearing on this website does not remove the buyer's responsibility to confirm its permitted use before purchase.

Each of these pages states its own rule in its Data source and verification box, so the rule and the list can never disagree.
Glossary
- Active
- A listing the MLS shows as for sale and not yet under contract. Lists show these by default.
- Pending
- An accepted offer is in place; the MLS calls this Pending (or Active Under Contract). Lists show active listings by default; choose Pending in the Status filter to see them.
- Sold (Closed)
- A sale that has closed. The sold price is the price recorded on the MLS at closing.
- List price
- The seller's current asking price on the MLS. It can change at any time.
- Listed N days ago
- Days on market as the MLS reports it. How a relisted property is counted is set by the MLS, not by this website.
- Property type and sub-type
- The category the listing agent chose, for example Residential, Land or Residential Lease, and a narrower sub-type such as Residential Lot.
- Acres
- The lot size the listing agent entered. A survey or the county tax record may differ.
- Zoning
- Free text typed by the listing agent. It can be wrong or out of date; the county or town planning office has the official answer.
- Year built
- The year the listing agent entered. Some listings leave it blank, and those are left out of lists that depend on it.
- Waterfront
- Marked by the listing agent on the MLS. It does not say what kind of water, access or dock rights come with the property.
- HOA
- Homeowners association fields the listing agent filled in. Dues, rules and covenants must be confirmed from the association documents.
- New construction
- The listing agent marked the home as newly built or under construction.
- Listed by
- The brokerage that holds the listing. Horizon Realty Group shows other firms’ listings through IDX and is not the listing firm unless it says so.
- IDX
- Internet Data Exchange: the MLS rule set that lets member brokerages display each other’s listings. Only listings whose firm allows display are shown.
- Feed last updated
- When this website last read the MLS. A listing can sell, change price or come off the market between updates.
Data source
Listing data comes from Hive MLS through the SourceRE RESO Web API. Only listings whose brokerage allows internet display are shown. The information is deemed reliable but not guaranteed. Each list shows when the feed was last read.
How to verify a property
- Zoning and permitted use: the county or town planning and zoning office.
- Septic or sewer: the county health department (septic permits and soil evaluations) or the town utility.
- Flood zone: the NC Flood Risk Information System at fris.nc.gov, and a flood insurance quote.
- Ownership, easements and covenants: the county register of deeds and a title search by your closing attorney.
- HOA dues and rules: the association documents, requested before you are under contract or during due diligence.
- Lot lines and acreage: a survey.
